About 5K Roofcraft
An ops-manual approach to roofing: clear scope, safe access, tidy outcomes
5K Roofcraft is a UK roofing service focused on clear diagnostics, practical maintenance, and transparent scope for repair work. We publish checklists, what’s-included tables, and decision guides so customers can plan budgets and understand limitations before commissioning work.

Workmanship approach (customer-guide style)
Tools-first · documented scopeRoofing problems are rarely “one single thing.” Our approach is to reduce uncertainty early: we look for the most probable causes, confirm what we can safely observe, and then agree a scope that matches the evidence.
When we describe workmanship, we mean repeatable steps: protect the work area, lift/replace coverings carefully, check interfaces (valleys, abutments, flashings), test water-shedding paths, and leave the site tidy. If something cannot be confirmed without broader opening-up, we treat it as an assumption and label it as such.
For the service-by-service breakdown, see Services. For how we handle evidence (photos, notes), see Policies.
Evidence first
Photos where possible, plain-language notes, and a clear “next check” if the issue is intermittent.
Smallest sensible fix
Targeted repairs before recommending larger work, unless failure risk indicates otherwise.
Documented handover
What we did, what we observed, and what to keep an eye on after heavy rain/wind.
Safety & access limits
Roof work is access-dependent. We will only proceed when access can be made safe for occupants, neighbours, and the work team. If safe access can’t be achieved on the day, we’ll explain the limitation and suggest alternatives (rescheduling, different access method, or an internal inspection where appropriate).
Safety note
We don’t provide advice for DIY roof access. If you can safely take photos from the ground (or from inside the loft), that’s often enough for an initial discussion without climbing.
What to expect: timeline from enquiry to handover
Start an enquiry-
1
Enquiry + triage
You tell us the symptom (leak location, overflowing gutter, visible damage). If you have photos, great—especially of the roofline, gutters, and any interior staining.
Tip: include “when it happens” (wind-driven rain, only after storms, constant drip) to narrow the likely causes.
-
2
Access & safety check
We confirm whether safe access is possible (ladder position, ground conditions, weather). If access is limited, we’ll propose an alternative plan (reschedule, partial inspection, or a different method).
-
3
Inspection and documentation
We inspect the relevant area(s), note likely failure points, and (where possible) capture photos. If opening-up is required to confirm the issue, we’ll explain what that involves before proceeding.
-
4
Scope agreed (what’s included / excluded)
You get a clear description of the task, assumptions, and boundaries. We keep language plain: which sections we will work on, what we won’t touch, and what might require a follow-up.

Work + tidy up + handover notes
We complete the agreed scope, clean the immediate area, and summarise what was done. If we spot maintenance items that are not urgent, we’ll list them as “watch items” rather than pushing extra work.
What’s included (and what isn’t): practical scope table
Compare servicesThis is a guide to typical inclusions. The final scope for any job depends on roof type, access, weather, and the condition found on inspection.
| Item | Usually included | Usually excluded / needs agreement |
|---|---|---|
| Leak investigation | Visual checks, safe access assessment, photos where possible | Opening up large areas, specialist testing, invasive internal works |
| Tile/slate repairs | Replacing slipped/broken units, checking immediate surrounds | Full re-roof, structural timber repair, widespread underlay renewal |
| Flashing interfaces | Localised attention to visible defects at abutments where accessible | Chimney rebuilds, extensive masonry repointing, hidden detailing requiring removal of large sections |
| Flat roof maintenance | Checks around outlets/edges, minor sealing where appropriate | Complete renewal without prior agreement; addressing unrelated insulation/ventilation issues |
| Guttering & downpipes | Clearing debris, checking falls, minor alignment checks | Replacing long runs, upgrading systems, internal damp remediation |
| Site protection & tidy | Basic protection of immediate area, removal of visible debris from the work zone | Waste removal beyond agreed scope; deep cleans; access equipment hire unless agreed |
Why scope clarity matters
Roofing can reveal hidden defects only after safe lifting of materials. We set expectations upfront: if additional issues are discovered, we pause, document what we found, and agree next steps before proceeding.
